SUNNYVALE — Fortinet has bought several Sunnyvale properties from Intuitive Surgical in a bout of wheeling and dealing that leaves Fortinet poised to create a new South Bay tech campus next to its headquarters complex.
The seven properties that Fortinet bought for $47 million are all across the street from the cybersecurity company’s Sunnyvale headquarters at 909 Kifer Road, documents filed on March 3 with the Santa Clara County Recorder’s Office show.

Prior to selling the sites to Fortinet, Intuitive Surgical had bought the seven parcels in recent years in a series of separate transactions that occurred in 2019, 2020, 2021, 2022, and 2024, according to county real estate files.
The just-bought properties have addresses that include 927 and 933 Kifer Road and 150, 158, 164, and 170 Commercial St. in Sunnyvale. These sites are next to a parcel at 925 Kifer that Fortinet bought in 2018.
Sunnyvale-based Fortinet obtained the seven parcels, which are just east of its head offices, through an all-cash deal, the public documents show.
Olander Co., which produces fasteners such as nuts, bolts, washers and screws, owns two remaining parcels on Commercial Street that Fortinet would need to complete an assembly of parcels on the rectangular site next to its headquarters.
These unbought sites are at 140 and 144 Commercial. It wasn’t immediately clear whether Fortinet was seeking to add the Olander properties to its South Bay shopping basket.
All told, Fortinet has plunked down $608.9 million to collect properties in Sunnyvale, Santa Clara and Union City, according to this news organization’s review of real estate records in Santa Clara County and Alameda County.
With the most recent deal, Fortinet has now spent $383.7 million to purchase properties in Sunnyvale and Santa Clara. In the East Bay municipality of Union City, Fortinet has paid $225.2 million for an array of sites.
Fortinet’s largest property purchase by far in the Bay Area appears to be its $192 million deal in 2024 to buy a Texas Instruments campus at 3833 Kifer Road in Santa Clara. That campus totals 27 acres.
Along the way, Fortinet bought some land that eventually accommodated its ultra-modern headquarters, which the tech company opened in 2021.
In 2025, Fortinet produced a profit of $1.85 billion on revenue of $6.8 billion, according to the Yahoo Finance website. Compared to 2024, profits rose 6.2% while revenue jumped 14.2%.
While Intuitive Surgical’s sales to Fortinet have scaled back its holdings in Sunnyvale, the maker of a cutting-edge surgical robot has created a huge campus at the corner of Kifer Road and Commercial Street.
